Company Policies
Since our typical turnaround time for the Tri-County
area is 48-72 hours for a standard lot/block survey, we ask that closing agents
wait until the last minute to order the file.
As a company that caters to the title industry we know that there are many things
involved in the transaction that is out of the hands of the title agent. As we have
a quick turnaround and consistent service level that excels in our industry we have
a different approach. We know that not all transactions that are slated to close.
Some deals do fall apart at the closing table, and some buyers don't get approved
for the loans.
In these instances, where the title company fails to close a file for the individuals
that we do work for, which is ordered by the title company, we have several remedies.
If the file is a purchase/sale, we understand that deals fall apart, we ask that
as soon as the title company is made aware that the deal has fallen apart that we
are contacted. We also ask for the seller's phone # and the seller's agent's phone
#. This enables us to keep the deal alive for when another buyer is found. In the
case of a refinance, we ask for the mortgage company's phone # and the refinancier's
phone #. Even though the borrower decides not to use the title company, we encourage
them to use our survey since it was done on their behalf, and we are happy to recertify
it for them within 6 months at no charge.
While there are some circumstances that may be done differently than described above
on an individual basis, we try and run our operation consistently as well as yours.
